Summer is Hot, but the Market is Not!

The summer real estate market is still moving, despite what the headlines may have you believe. Buyers haven’t disappeared. Sellers are still selling. Homes are still closing every day.

The difference? Getting from contract to closing has become the real challenge.

We’re seeing more transactions fall apart because buyers simply can’t qualify under today’s interest rates or financing guidelines. A buyer may have been pre-approved a few months ago, but changing rates, debt-to-income ratios, insurance costs, or unexpected financial changes can quickly derail a deal.

Unfortunately, when a home falls out of contract and comes back on the market, it creates an uphill battle for sellers. Buyers immediately begin asking questions.

“What’s wrong with the house?”

“Did it fail inspection?”

“Why didn’t it close?”

Even when the answer is simply financing, that “Back on Market” status often causes buyers to give the property a little side-eye. Fair or not, perception matters.

Sellers: Preparation Beats Price Reductions

While home prices are beginning to correct in many neighborhoods, this isn’t a market where slashing your price is always the answer. Buyers are informed. They know value when they see it, but they’re also watching every dollar.

If you’re selling this summer, here’s what matters most:

  • Price your home correctly from Day One. Chasing the market with multiple price reductions rarely creates urgency.
  • Choose the strongest offer—not just the highest one. A buyer with solid financing, a meaningful earnest money deposit, and fewer contingencies may be worth more than someone offering a higher purchase price.
  • Request a fully underwritten pre-approval whenever possible. Not all pre-approval letters carry the same weight. A lender who has already verified income, assets, and credit can significantly reduce surprises later.
  • Be realistic during negotiations. Minor repairs or seller concessions may be the difference between closing and starting over.

The goal isn’t simply to get your home under contract. The goal is to get it SOLD.

Buyers: Winning Isn’t Just About Making an Offer

Today’s buyers have opportunities that didn’t exist a few years ago.

There are fewer bidding wars, more room to negotiate, and many sellers are willing to help with closing costs or interest rate buy-downs.

But with those opportunities comes responsibility.

Before falling in love with a home:

  • Meet with your lender and review your finances again—even if you’ve already been pre-approved.
  • Avoid making large purchases, opening new credit or having unnecessary credit inquiries while you are in the process. 
  • Understand that waiting for rates to drop could mean missing the right home if prices stabilize before financing improves.

The strongest buyers today aren’t necessarily the ones with the biggest budgets, oftentimes they’re the ones who are financially prepared and ready to move when the right opportunity comes along.
